Welcome to Getaway Properties AZ. These Terms and Conditions ("Terms") govern your use of our website and vacation rental services. By making a reservation or using our services, you agree to be bound by these Terms.

Please read these Terms carefully before making a reservation. By booking a property through our platform, you agree to all terms and conditions outlined below.
1. General Information
Getaway Properties AZ ("Company," "we," "us," or "our") operates luxury vacation rental properties in Arizona. These Terms apply to all bookings, reservations, and use of our properties and services.
Definitions
- Guest: The person making the reservation and all individuals staying at the property
- Property: Any vacation rental managed by Getaway Properties AZ
- Reservation: A confirmed booking for accommodation
- Agreement: These Terms and Conditions along with your reservation confirmation
2. Booking and Reservations
Reservation Process
- All reservations must be made by guests who are at least 21 years of age
- Accurate information must be provided during the booking process
- A valid credit card is required to secure your reservation
- Reservations are confirmed upon receipt of payment and our written confirmation
Minimum Stay Requirements
Properties may have minimum stay requirements, which vary by season and property. Minimum stays are clearly indicated during the booking process and must be respected.
Maximum Occupancy
The number of guests cannot exceed the maximum occupancy stated for each property. Additional guests beyond the stated limit are not permitted and may result in immediate termination of your stay without refund.
3. Payment Terms
Payment Schedule
- Immediate Payment: Full payment is required at the time of booking for stays within 60 days
- Advance Bookings: For stays more than 60 days away, a deposit of 50% is required, with the balance due 60 days before arrival
- Security Deposit: A refundable security deposit may be required and will be clearly stated during booking
Accepted Payment Methods
- Major credit cards (Visa, MasterCard, American Express, Discover)
- PayPal
- Bank transfers (for extended stays)
Additional Fees
Additional fees may apply and will be clearly disclosed, including:
- Cleaning fees
- Pet fees (where pets are permitted)
- Resort or amenity fees
- Taxes and local fees
4. Cancellation Policy
Standard Cancellation Terms
- More than 60 days before arrival: Full refund minus a $100 processing fee
- 31-60 days before arrival: 50% refund
- 8-30 days before arrival: 25% refund
- Less than 8 days before arrival: No refund
Holiday and Peak Season
Different cancellation terms may apply during peak seasons and holidays. These will be clearly communicated during the booking process.
Travel Insurance
We strongly recommend purchasing travel insurance to protect against unforeseen circumstances that may affect your travel plans.
5. Property Rules and Regulations
Check-in and Check-out
- Check-in: 4:00 PM or as specified for your property
- Check-out: 11:00 AM or as specified for your property
- Early check-in and late check-out may be available upon request and subject to availability
- Photo ID is required at check-in
Property Use
- Properties are for vacation rental use only
- No smoking inside any property
- Quiet hours are typically 10:00 PM to 8:00 AM
- Parties and events require prior approval
- Commercial activities are prohibited
Pet Policy
- Pets are only allowed in designated pet-friendly properties
- Prior approval and additional fees are required
- Pets must be supervised at all times
- Guests are responsible for any damage caused by pets
6. Guest Responsibilities
Care of Property
- Treat the property with care and respect
- Report any damages or maintenance issues immediately
- Follow all posted property rules and guidelines
- Respect neighbors and surrounding community
Security and Safety
- Keep property secure at all times
- Do not provide access to unauthorized individuals
- Familiarize yourself with emergency procedures
- Report any security concerns immediately
7. Liability and Insurance
Guest Liability
Guests are responsible for:
- Any damage to the property beyond normal wear and tear
- Loss or theft of property contents
- Injury to guests or third parties during their stay
- Violation of local laws or regulations
Company Liability
Our liability is limited to the amount paid for your reservation. We are not responsible for:
- Personal injury or property damage
- Loss of personal belongings
- Acts of nature or circumstances beyond our control
- Third-party service failures
Force Majeure
We are not liable for any delay or failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, or public health emergencies.
8. Privacy and Data Protection
Your privacy is important to us. Please review our Privacy Policy for information about how we collect, use, and protect your personal information.
9. Modifications and Termination
Reservation Changes
- Changes to reservations are subject to availability and may incur fees
- Rate differences may apply for date or property changes
- Changes must be requested at least 48 hours before arrival
Termination
We reserve the right to terminate your stay immediately without refund if:
- Property rules are violated
- Damage to property occurs
- Illegal activities take place
- Maximum occupancy is exceeded
- Disruptive behavior affects other guests or neighbors
10. Dispute Resolution
Communication
We encourage open communication to resolve any issues. Please contact us immediately if problems arise during your stay.
Mediation and Arbitration
Any disputes arising from these Terms or your reservation shall first be addressed through mediation. If mediation fails, disputes shall be resolved through binding arbitration in accordance with Arizona state law.
11. Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Arizona, without regard to conflict of law principles.
12. Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.
13. Changes to Terms
We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting on our website. Your continued use of our services after changes are posted constitutes acceptance of the modified Terms.
